Service Detail
Diamond Reforms plans and delivers villa renovation in Mallorca for owners who want to modernise the home they already love rather than move. With more than 25 years of reform and construction experience on the island, we work mainly in south-west Mallorca, from Santa Ponsa and Calvià to Portals Nous, Bendinat and Andratx, and we manage every stage under one programme: survey, design, licences, building work, finishes and aftercare.
Whether you are planning a complete villa refurbishment or a targeted upgrade, the aim is a home that works better, feels current and copes with the Mallorcan climate for years to come.
Villa refurbishment in Mallorca: what is included
Every villa reform is scoped around the property and how you use it, whether that is a family home, a holiday base or a villa you let. A typical project can include:
- Reworking the layout, including removing or moving interior walls to create open-plan living
- Structural alterations, coordinated with an architect where required
- New kitchens and bathrooms, including additional en-suites
- Renewed electrical and plumbing installations, air conditioning and heating
- Flooring, wall tiling, plastering, painting and decorating
- Bespoke carpentry, internal doors and replacement windows
- Terraces, pool finishes, landscaping and outdoor living areas
You can renovate the whole villa at once or phase the work over time, and we will help you decide which approach suits the property.
Recent villa renovations
In Palmanova, an outdated split villa was stripped back and redesigned as a modern five-bedroom home with open-plan living, multiple bathrooms, a heated pool and generous terraces. You can see the result in our Palma Nova villa construction and renovation case study.
At Las Abubillas, we turned a rustic-style golf villa into a contemporary holiday home. Interior walls were reworked to open up the living area, and the terraces, pool finishes and landscaping were all modernised while respecting the Mediterranean setting.
Our villa renovation process
1. Consultation
We start with a conversation about the property and what you would like to achieve. The location, a few photographs and any existing plans are enough to begin, and we can talk by video call if you are abroad.
2. Survey
We assess the villa’s condition, structure, installations and access, identifying issues such as damp or ageing pipework that should be dealt with before new finishes go in.
3. Design and licences
We develop the scope with you and, where needed, with an architect and interior designer. Most reforms need permission from the local Ajuntament (town hall). Smaller interior works can often follow a simpler obra menor procedure, while structural changes, extensions or changes to the building’s volume normally need an obra mayor licence supported by an architect’s project. We will explain which route is likely for your villa and help prepare what the town hall needs.
4. Build
Once licences and key decisions are in place, our team and trusted trades work to an agreed programme. Most full villa refurbishments take several months depending on scope and licences, and we will give you a realistic timescale for your project before work starts. Some municipalities restrict noisy works in tourist areas during the summer, so we plan the sequence of work around local rules.
5. Handover
Before handover we walk through the finished villa with you, resolve any snagging and make sure every installation is working and explained.
6. Aftercare
Our involvement does not have to end at handover. Through our property maintenance service we can keep an eye on the villa while you are away, from seasonal checks to repairs.
Materials and finish
A Mallorca villa has to cope with strong sun, salty air near the coast, damp in winter and heavy use in summer. We help you choose materials that look right and perform well over time: natural stone and porcelain tiles, quality joinery, durable exterior finishes and well-specified glazing, kitchens and sanitaryware. Detailing matters as much as the materials, and our team is used to delivering the calm, considered finish a premium Mediterranean home calls for.
Renovating your villa from abroad
Many of our clients live in the UK, Germany, France and elsewhere and visit the island only a few times a year. We set up each villa reform so that being away is not a problem:
- A single point of contact who coordinates trades, suppliers and the programme for you
- Regular photo progress updates, so you can follow the work as it happens
- Clear decision points for finishes and selections, agreed in advance
- Site meetings arranged around your trips to Mallorca
Areas we cover
Our office is in Santa Ponsa, and most of our villa reform work is in south-west Mallorca:
- Santa Ponsa and the wider Calvià area, including our Santa Ponsa front-line reform
- Portals Nous, Puerto Portals and Bendinat, including our Puerto Portals complete reform
- Palmanova
- Costa d’en Blanes, where we transformed a three-bedroom town house into a four-bedroom home
- Andratx, including our Andratx terrace transformation

Villa renovation FAQs
Do I need a licence to renovate a villa in Mallorca?
In most cases, yes. Reform work needs permission from the local Ajuntament. Smaller interior works can often follow a simpler obra menor procedure, while structural changes or extensions usually need an obra mayor licence and an architect’s project. We will advise on the likely route for your property.
How long does a full villa refurbishment take?
Most full villa refurbishments take several months depending on scope and licences. Smaller upgrades can be much quicker. We agree a realistic programme with you before work begins.
Can you manage the renovation while I live abroad?
Yes. Many of our clients are overseas owners. You have a single point of contact, regular photo progress updates and clear decision points, so you can stay in control without being on site.
Can we renovate the villa in stages?
Yes. Some owners start with installations, kitchens and bathrooms and move on to terraces and the pool later. We plan the stages so later work does not undo earlier work.
Do you work with architects and interior designers?
Yes. We coordinate architects for licences and structural work, our interior design service can help with materials and finishes, and we can also work with your own designer.
