Service Detail

Diamond Reforms plans and builds bathroom renovations in Mallorca for villa and apartment owners who want a room that looks calm, works well and lasts. With more than 25 years of reform and construction experience on the island, we handle everything from a single guest bathroom to a complete set of en-suites, coordinating the design, plumbing, waterproofing, tiling, lighting and fitted furniture as one programme.

Bathrooms in Mallorca have to cope with hard water, humidity, sea air and long periods when a holiday home stands empty. We plan every bathroom reform around those conditions, so the finishes you choose still look right years after handover.

Bathroom renovation services in Mallorca: what is included

Every bathroom starts with an agreed brief. Depending on the room and the property, our scope can include:

  • Complete strip-out and new layouts, including moving the WC, basin, bath or shower
  • Walk-in and level-access showers, with the floor falls and drainage planned from the start
  • Waterproofing of floors and wet walls before any tiles go down
  • New plumbing and drainage, and electrical work for lighting, mirrors, extractors and underfloor heating
  • Floor and wall tiling in porcelain, natural stone or microcement-style finishes
  • Vanity units, fitted storage and bespoke joinery
  • Glass shower screens, brassware and sanitaryware, supplied or fitted to your choice
  • Ventilation and extraction to keep humidity under control
  • Adding extra bathrooms or en-suites as part of a wider apartment or villa reform

Bathroom projects we have delivered

Adding a bathroom often changes how a whole property works. In Santa Ponsa, a front-line apartment went from three bedrooms and two bathrooms to three bedrooms and three bathrooms. See the Santa Ponsa front-line apartment reform.

In Costa d’en Blanes, structural changes turned a three-bedroom, two-bathroom town house into a four-bedroom home with four bathrooms, shown in our Costa d’en Blanes town house reform. In Puerto Portals, after water damage, we rebuilt a two-bedroom apartment with a second bathroom and a relocated kitchen. Read the Puerto Portals complete apartment reform. In Palmanova, multiple new bathrooms were part of the Palma Nova villa construction and renovation.

How a bathroom reform works

1. Consultation

We talk through the room, how it is used and the look you want. Photographs, rough measurements and any inspiration images are enough to begin, and we can meet by video call if you are abroad.

2. Survey

We check the existing plumbing, drainage, walls, floor build-up and ventilation. In older Mallorcan properties this is where we find what will affect the design, such as drain positions, floor levels or damp.

3. Design and selections

We agree the layout, tiles, sanitaryware, brassware, lighting and storage, and confirm lead times before work begins, so nothing is waiting on a late delivery.

4. Building work

Trades are sequenced so the hidden work is done properly: strip-out, first-fix plumbing and electrics, waterproofing, then tiling and finishes. In apartments we plan noise, access and debris removal around the building and your neighbours.

5. Finishing and handover

We fit, seal and test everything, walk you through the finished bathroom and leave you with care advice for the finishes.

Bathroom reforms for owners living abroad

Many of our clients spend part of the year outside Mallorca. You have one point of contact, regular photo progress updates and clear decision points agreed in advance, so the work keeps moving while you are away. If you are renovating a holiday home, we can also plan the work around rental bookings.

Areas we cover

Our office is in Santa Ponsa, and most of our bathroom work is in south-west Mallorca: Santa Ponsa and the wider Calvià area, Portals Nous, Puerto Portals and Bendinat, Palmanova, Costa d’en Blanes, Andratx and Palma.

Bathroom renovation FAQs

How long does a bathroom renovation take in Mallorca?

It depends on the size of the room and the scope. A straightforward bathroom refit is much quicker than a reform that moves walls or drainage. We agree a realistic programme with you, including lead times for tiles and fittings, before work starts.

Do I need a licence to reform a bathroom?

Most bathroom reforms need permission from the local Ajuntament. Interior work without structural changes can usually follow the simpler obra menor procedure, while structural changes need a fuller application. In apartments, the community of owners may also need to be informed. We advise on the right route for your property.

Can you add an extra bathroom or en-suite?

Often, yes. The main questions are where the drainage can run and how the new room fits the layout. Several of our projects, including Santa Ponsa and Costa d’en Blanes, added bathrooms as part of a wider reform.

Can I choose my own tiles and fittings?

Yes. You can choose your own products, or we can help you select tiles, sanitaryware and brassware that suit the room and the Mallorcan climate.

Can you manage the work while I am not in Mallorca?

Yes. We send regular photo updates and agree each decision with you in advance, so you can follow the reform from home.
